  • Currently, our focus has been open market development Condominium and Multi Family.

Co-Development

  • We engage with Property Owners to Co-Develop their property.


  • The Co-Development creates Market Value for Property Owner that lack the experience and huge financial resources.


  • A Development LLC is created for the Co-Development.


  • Property Owner can be Organizations, Private Entity or Local Jurisdictions.


  • The Property Owners and their Trust (Family, Organizations, Local Jurisdictions) could be partner for the Co-Development to ensure that the Trust will always have a percentage ownership of the Development LLC.


  • The Co-Development is bonded to ensure that the development is delivered without the risk of partner's pre-mature exit.


PRELIMINARY FRAMEWORK

  • Percentage of ownership in the Development LLC - TBD.


  • The Property Owner carries the property into a Development LLC with Two Options to Exit:


Exit Option 1: Property Owner can exit:

  • At the start of construction (after Entitlements).
  • Owner is paid property value plus a suitable interest (5%).


Exit Option 2: Property Owner can exit:

  • At the end of construction (after Development).
  • Owner is paid property value plus a suitable interest (5%).
  • The Co-Development shares the profits - TBD.


IMPORTANT CONSIDERATIONS

  • Real Estate Development – requires huge resources, Community, Legal, Environmental, Engineering and Financing to name a few.


  • To mitigate the cost of high Pre-Development risk and avoid delays, we require the below be available:


Title Report 

Property Owner must be on title as the owner.


Appraisal 

Most recent evaluation of property – property appraisal not older then 6 months – however, the recent the better -3 months.


Real Estate Agent 

A real agent will help move things along faster – if needed, we have an in-house Real Estate Agent.
